Getting started

Who does Beaver Concepts work with?

We work with homeowners, developers and businesses on projects in Kenya, from individual design or costing services to coordinated design and construction. Clients based abroad can also discuss their projects with us and follow progress remotely.

What is the difference between an architect, an engineer and a quantity surveyor?

The architect designs the building and prepares the approval drawings. Engineers design the structure and the services: mechanical, electrical and plumbing. The quantity surveyor measures and prices the design, and manages cost. On a good project all three coordinate from the start.

Do I need approval before I start building?

Yes. Building plans need county government approval before construction starts, and larger or environmentally sensitive developments may also need approval from NEMA. Approved drawings must be prepared by registered professionals.

What documents do I need before we start?

Usually proof of ownership such as a title deed or lease, a recent official search, the survey plan for the plot, and your brief and approximate budget. If you do not have everything yet, we can start with a site review and tell you what is missing.

Why should I have a bill of quantities before building?

A bill of quantities lists every item of work with measured quantities, so contractors price the same scope and you can compare their prices fairly. It also gives you a basis for checking variations and valuations later.

How do I get a quote?

Use the quote form, message us on WhatsApp, or call. Tell us the type of project, the county, the plot or floor area, and your budget and timeline, and we will come back with the next steps.

Design and Build

What is design and build?

Design and build is a procurement route where one firm is responsible for both the design and the construction of a project under a single contract. It gives you one point of accountability instead of separate contracts with architects, engineers, quantity surveyors and a contractor.

Is design and build more expensive than hiring separately?

Not inherently. The total cost depends on the specification, not the procurement route. What changes is when you find out the cost: with design and build the bill of quantities is prepared alongside the design, so you can adjust the scope before you commit to construction.

Can I still get an independent opinion on the price?

Yes, and we encourage it. We issue a fully itemised bill of quantities, and you are free to have an independent quantity surveyor review it. Beaver Concepts also offers construction cost audits as a separate service.

Can I manage a design and build project from abroad?

Yes. With one team holding the drawings, budget and site, there is less for you to coordinate remotely. Decisions are made from drawings and reports, and payments are released against completed stages.

Who handles county approvals?

We prepare and submit the approval drawings as part of the design stage. Timelines depend on the county and on the completeness of your ownership documents, so we check those early.

What do I need to have before I start?

Proof of ownership of the plot, such as a title deed or lease, an approximate budget, and a rough idea of the accommodation you need. If you do not have all of this yet, we can start with a site review and a feasibility estimate.

Architectural Design

How much do architectural drawings cost in Kenya?

Fees depend on the size and complexity of the building and on the scope of services, from approval drawings only to full working drawings with 3D and interior design. Tell us your plot and brief and we will provide a written fee proposal that shows exactly what is included.

Do I need an architect to get county approval?

Yes. Building plans submitted for approval must be prepared by a registered architect, and the structural drawings by a registered engineer. We coordinate both as part of the design stage.

Can you design from an existing plot survey or title?

Yes. We work from the survey plan and ownership documents you hold, and we check them for consistency at the start so that any boundary or access issues are found before drawings are prepared.

Can I get a 3D render before deciding?

Yes. 3D views are available at concept or approval stage so you can judge proportions, materials and orientation before committing to working drawings.

How long does the design stage take?

It depends on the size of the building and how quickly decisions are made at each stage. We give you a written design programme after the brief, and county approval time is separate and varies by county.

Can you design and then build the project?

Yes. Many clients use our design and build service so that one team holds the design, cost and construction. You can also take the drawings to another contractor if you prefer.

Construction

How much does it cost to build a house in Kenya?

Cost per square metre depends on the finish level, the county, ground conditions and the design, so any single number is only a guide. The reliable way to know is a bill of quantities prepared from your drawings. If you want an early range, request a quote and we will give a written estimate based on your brief.

Do you build from drawings prepared by another architect?

Yes, provided the drawings are complete, coordinated with structural and MEP design, and approved by the county. We review them first and tell you about any gaps before pricing.

How are payments structured?

Payments are tied to completed stages set out in a schedule agreed before work starts, rather than to the calendar. You can verify each stage from the progress report before it is paid.

Can I follow progress if I live abroad?

Yes. We send regular reports with dated photographs at each stage, and you can raise questions with the team by WhatsApp or call at any point.

What happens if the design or scope changes during the build?

Changes are recorded as variations, priced and agreed in writing before the work proceeds, so there are no cost surprises at the end.

Do you offer a defects period?

Yes. The contract sets a defects period after handover during which defects arising from workmanship or materials are corrected. The length is agreed in the contract before construction starts.

Project Management

What does a construction project manager do?

A construction project manager plans and controls the project on your behalf: setting the programme and budget, procuring contractors, supervising the work, controlling changes and reporting on progress, cost and quality until handover.

What is the triple constraint in construction?

It is the balance between scope and quality, time and cost. A change to one affects the others, so a project manager controls all three together and makes the trade-offs visible before decisions are made.

Is project management different from design and build?

Yes. In design and build, one firm designs and builds under one contract. Project management can sit on top of any procurement route, including design and build or separate contractors, and focuses on planning, control and reporting.

Can you manage a project another firm designed?

Yes. We review the drawings and contracts first, then set up the programme, cost control and reporting. Where gaps in the design affect cost or time, we tell you before they reach site.

How will I know what is happening if I live abroad?

You receive weekly reports with dated photographs and a monthly cost and programme report, and you can reach your project manager by WhatsApp or call. Payments are recommended only against work that has been verified on site.

How are project management fees charged?

Usually as a percentage of the construction cost or a fixed monthly fee, depending on the size and duration of the project. We give you a written fee proposal that sets out exactly what is included.

MEP Engineering

What does MEP stand for?

MEP stands for mechanical, electrical and plumbing. It covers the building services: ventilation and cooling, power and lighting, water supply and drainage, and often fire protection and renewable energy systems too.

Do I need MEP design for a house?

For a simple house, basic electrical and plumbing layouts may be enough. Once you add a borehole, solar, a water heating system, or a larger or multi-storey building, a proper design pays for itself by avoiding rework and undersized systems.

Who can install solar in Kenya?

Solar PV installations should be carried out by contractors licensed by the Energy and Petroleum Regulatory Authority. We design and specify the system, and confirm that the installer holds the correct licence.

Do I need a permit to drill a borehole?

Generally yes. Drilling and abstracting groundwater is regulated by the Water Resources Authority, and a hydrogeological survey normally comes before drilling. We can guide you through the process as part of the design.

Can you design MEP for a building someone else designed?

Yes. We review the architectural and structural drawings, raise any coordination issues, and design the services to fit. Involving us before the structure is fixed avoids the most expensive conflicts.

What fire protection does an apartment building need?

It depends on the height, occupancy and layout, and is checked at county approval. Typical provisions include escape routes, fire extinguishers, and for larger buildings detection, alarms and hose reels. We design to the requirements that apply to your building.

Cost Estimation

What is a bill of quantities?

A bill of quantities is an itemised list of all the work in a building, measured from the drawings, with a quantity and unit for each item. Contractors price each item, which makes tenders comparable and gives you a clear basis for valuing variations.

Do I need a BOQ to build a house?

It is strongly advisable. Without one, contractors price different interpretations of the same drawings, and you cannot compare their quotes fairly or check how the final bill was built up.

How much does a BOQ cost?

Fees depend on the size and complexity of the building and the completeness of the drawings. Share your drawings and we will provide a written quote that states exactly what is included.

Can you cost a project from a rough sketch?

We can give an early range from a brief and sketch, clearly stated as an estimate with its assumptions. A binding measured price needs complete drawings and a specification.

Can you check a quote I have already received?

Yes. A cost audit reviews a contractor's price or valuation against measured quantities and current rates, and points out omissions, overpricing and items that are provisional.

Are the rates you use current?

Rates are built up from current market prices for your county and specification, not from a fixed table. Material prices move, so a BOQ is dated and has a validity period.
