One team, all in-house
Most building problems start at the joins: between the architect and the engineer, the quantity surveyor and the contractor, the site and the client who is not there. Our project managers work with in-house architects, structural and MEP engineers, quantity surveyors and site managers, so a question raised on site is answered by the people who drew and priced the building, often the same day.
The project manager is your single point of contact. They hold the programme, the budget and the risk register, chair site meetings, and tell you plainly where the project stands, including when the news is not good.
Trade-offs, made visible
Every project is a balance of three things: scope and quality (what is built, and how well), time (when it is finished) and cost (what it costs). Change one and the others move. Add a floor and the programme and budget grow; compress the programme and cost or quality comes under pressure; cut the budget and something in the scope has to give.
Good project management does not pretend these trade-offs away. It makes them visible early, prices them, and lets you decide with the facts in front of you. Each is controlled with its own tools and reported on its own measure.

When to bring in a project manager
The earlier the better. A project manager appointed at brief stage can shape the procurement route, the programme and the budget before they are fixed. Appointed mid-construction, they can still recover a lot: rebaselining the programme, reconciling what has been paid against what has been built, and putting change control in place.
Project management suits developers running several contractors, commercial clients who need a fixed opening date, and homeowners who need coordinated supervision and clear reporting, whether they live nearby or abroad.

What does a construction project manager do?
A construction project manager plans and controls the project on your behalf: setting the programme and budget, procuring contractors, supervising the work, controlling changes and reporting on progress, cost and quality until handover.
What is the triple constraint in construction?
It is the balance between scope and quality, time and cost. A change to one affects the others, so a project manager controls all three together and makes the trade-offs visible before decisions are made.
Is project management different from design and build?
Yes. In design and build, one firm designs and builds under one contract. Project management can sit on top of any procurement route, including design and build or separate contractors, and focuses on planning, control and reporting.
Can you manage a project another firm designed?
Yes. We review the drawings and contracts first, then set up the programme, cost control and reporting. Where gaps in the design affect cost or time, we tell you before they reach site.
How will I know what is happening if I live abroad?
You receive weekly reports with dated photographs and a monthly cost and programme report, and you can reach your project manager by WhatsApp or call. Payments are recommended only against work that has been verified on site.
How are project management fees charged?
Usually as a percentage of the construction cost or a fixed monthly fee, depending on the size and duration of the project. We give you a written fee proposal that sets out exactly what is included.
