How we run a build
A build goes wrong on paper long before it goes wrong on site: incomplete drawings, an unpriced scope, no programme. We do not start construction until the drawings are coordinated, the bill of quantities is priced and you have signed off the programme and payment schedule.
On site, the work is supervised against the drawings and specification, materials are checked on delivery, and progress is reported with dated photographs. That record matters when you are managing from a distance, and when you need to justify each stage payment.
Build stages
Payment is tied to completed stages rather than the calendar, so you pay for work that is verifiably in place. A typical residential build moves through these stages.
| Stage | Main work | What you see in the report |
|---|---|---|
| Site setup and substructure | Setting out, excavation, foundations, ground slab | Setting-out checks, foundation photographs before concrete |
| Superstructure | Columns, walls, floor slabs, staircase | Level-by-level structural progress |
| Roof and envelope | Roof structure and covering, external walls, windows and doors | Building made weathertight |
| Services first fix | Concealed electrical, plumbing and drainage routes | Photographs of pipes and conduits before they are covered |
| Finishes | Plaster, screeds, tiling, joinery, painting, fittings | Room-by-room completion |
| Handover | Testing, snagging, external works, handover documents | Snag list closed out |
Registration and compliance
Construction work in Kenya must be carried out by contractors registered with the National Construction Authority, and site safety is governed by the Occupational Safety and Health Act. Structural work is designed by registered engineers, and county approval is needed before building starts. We confirm these requirements at the start of every project.
Keeping you informed
Every client needs to know what is happening on site, what has been completed and what comes next. Progress reports with dated photographs, payments linked to agreed stages and a clear programme support informed decisions whether you visit the site or follow the work remotely.

Questions we are often asked
How much does it cost to build a house in Kenya?
Cost per square metre depends on the finish level, the county, ground conditions and the design, so any single number is only a guide. The reliable way to know is a bill of quantities prepared from your drawings. If you want an early range, request a quote and we will give a written estimate based on your brief.
Do you build from drawings prepared by another architect?
Yes, provided the drawings are complete, coordinated with structural and MEP design, and approved by the county. We review them first and tell you about any gaps before pricing.
How are payments structured?
Payments are tied to completed stages set out in a schedule agreed before work starts, rather than to the calendar. You can verify each stage from the progress report before it is paid.
Can I follow progress if I live abroad?
Yes. We send regular reports with dated photographs at each stage, and you can raise questions with the team by WhatsApp or call at any point.
What happens if the design or scope changes during the build?
Changes are recorded as variations, priced and agreed in writing before the work proceeds, so there are no cost surprises at the end.
Do you offer a defects period?
Yes. The contract sets a defects period after handover during which defects arising from workmanship or materials are corrected. The length is agreed in the contract before construction starts.
